Portability combined with the tax exemption for homes used as a principle residence for 2 of the last 5 years is a great thing for Florida. I think this means the homes in great areas with long term homestead and very low or no taxes at all will suddenly seem reasonable to sell. These blighted areas will change more rapidly. I can think of a number of examples here on Amelia where this is bound to happen.
I see North Amelia Island benefitting far more than any other area with a greater percentage of older homesteads and homes that very often sell at or near the value of a vacant lot in the same location. This should increase the rate of change and truly help older neighborhoods with great location.
